We are recruiting for a Design Manager to join our Main Contracts team, working on projects with values up to £15,000,000 across the Home Counties, Northamptonshire, Cambridgeshire and into Oxfordshire and North London. Reporting to the Main Contracts Director, you will lead and manage the design process from pre-construction through to completion, coordinating consultant design teams and ensuring designs are technically compliant, buildable and delivered in line with the project programme, budget and client requirements.
Manage the design process across the project lifecycle, from tender/pre-construction through to completion and handover including contractor design portion elements
Coordinate and manage external design consultants (architects, structural and M&E engineers, and other specialists) and internal project teams
Review and manage technical submittals, RFIs, drawing registers and the design information release schedule
Ensure designs comply with Building Regulations, warranty provider requirements, CDM 2015 and, where applicable, the Building Safety Act (including Gateway compliance and the golden thread of information on higher-risk buildings)
Identify and resolve design risk, buildability and value engineering opportunities in conjunction with the project and commercial teams
Develop and manage the design programme, ensuring alignment with the overall construction programme
Chair and attend design team meetings, producing minutes and tracking actions to close-out
Support the bid/estimating team during tender stage, including review of Employer's Requirements and development of Contractor's Proposals
Manage change control of design information throughout the project
Liaise closely with clients, architects, engineers and subcontractors to ensure design intent is understood and delivered on site

Experience and Attributes
Strong technical knowledge across a range of construction methods and building types
Working knowledge of NEC3/4 and JCT forms of contract
Experience of design management on main contracts projects up to £15m in value
Knowledge of CDM 2015 and the Building Safety Act
Confident managing multiple design consultants and stakeholders simultaneously
Familiarity with BIM/Revit-based design coordination (desirable)
A leader of people with excellent organisational, prioritisation and communication skills
You must hold an appropriate, in-date CSCS card for your role/grade, supported by a relevant recognised qualification (e.g. NVQ, HNC/HND or degree, or equivalent) as evidence of competence. Cards held under CSCS ‘grandfather rights’ (i.e. without an underpinning qualification) will not be accepted.
HNC/HND or degree in Architecture, Building Surveying, Construction Management or a related discipline (or equivalent experience)
Appropriate grade, current CSCS card (see Security & Vetting below)
SMSTS (desirable)
Full, clean UK driving licence
Minimum 5 years' design management experience with a main contractor
Many of our projects are delivered for clients operating in highly regulated and security-sensitive sectors, including policing, airports/aviation and central and local government. Security vetting is therefore a strong requirement for this role. You will need to:
Have a full right to work in the UK
Have been continuously resident in the UK for a minimum of the last 5 years
Be willing and able to undergo DBS, BPSS and/or other client-led security vetting or clearance checks, which may be required at any point depending on project, site or client requirements
Be willing to disclose, and openly discuss at interview, any previous convictions, cautions or other matters that could affect the outcome of a vetting or clearance application
Please note that failure to meet, or subsequently maintain, the security vetting requirements of a project may affect your ability to be deployed to certain sites or contracts.
Package
Full time, office and site based (Luton Head Office, with travel to sites and client offices across our operating area). Standard hours of work are between 7.30am – 5.30pm, Monday to Friday, although some flexibility will be required.
