The Hat District is a collection of historic listed buildings built in Luton in the late 1800’s, and Neville Special Projects were appointed to work on a number of projects as part of the redevelopment
of the area.
The Hat Factory project included the strip out of all existing fixtures and fittings, including the removal of a steel staircase, canopies and the demolition of the existing reception area. All services from
various areas of the building had to be made safe.
Party wall approval was sourced for the erection of a scaffold to three elevations, for access to all masonry elevations and the roof. The roof was stripped of the existing tiles - good tiles were set aside for reuse and damaged ones were disposed of. Structural roof repairs were carried out and the roof was insulated and re-tiled. All of the existing windows were removed and new timber windows installed. Some substantial masonry repairs were undertaken.
The installation of a new courtyard extension was created, providing foyer space for the existing theatre area. This required a steel frame, penetrating through a brick vaulted basement.
Refurbishment of the rest of building included the reconfiguration of offices, workshops and café area.
