The Hat District is a collection of historic listed buildings built in Luton in the late 1800’s, and Neville Special Projects were appointed to work on a number of projects as part of the redevelopment
of the area.
Hat House was a three phase project for Neville Special Projects. Phase One included the internal strip out of existing partitions, ceilings, fixtures and fittings across five floors, which included asbestos removal. Phase Two consisted of external repair works, including stripping and re-slating existing roofs (which also included insulation, new rooflights, leadwork and valley gutters), replacement double glazed timber windows throughout, masonry (brick and stonework) repairs and re-pointing; replacement rainwater goods; and external redecoration.
Phase Three saw the completion of the external alterations; installation of three new staircases; and a lift. The internal floors were refitted as new office spaces for new tenants, and M&E works and reconfiguration of the basement was developed for future use. Fire protection was added to the existing structure, which included increasing the thickness of existing wood and spraying it to meet current requirements, as well as the addition of new steel fire doors.
